If there's any chance you'd be commuting around the valley at the standard times of day, I'd humbly recommend narrowing your area a bit.

When working with him though, he is super humble and willing to help.

Philly is a very competitive and in my humble opinion, a tad overpriced given the quality of a lot of neighborhoods, though we keep plugging away.

And, in my humble opinion, I believe wholesaling is a lot more challenging than people are really sharing, and for my own personal choices, flipping feels like the right fit for me.

Only a bad idea because my gut told me not to trust him, but I did anyways and lost a few thousand dollars  (humbled), then I improved my tenant screening methods, picked a very qualified tenant and had a great experience- because I took the time to be professional, raise my rent, got more proactive and clear on my expectations (wiser now).   

I would suggest right outside Houston: Spring, Katy, Humble, Pasadena, Friendswood, Cypress I am buying my first multi in Old town Katy, because it is way less volatile than Houston but close enough for folks to drive out there.I would consider Baytown right now, there is $500M going into steelworks soon and all the labor force is going to need somewhere to live.

In my humble opinion, there's arguably three key ingredients to successful real estate investing...time, cash and credit and maybe you throw in persistence as well.  

I have been humbled already in my experiences in that world although I thought from reading on here and listening to my landlord friends I had all the info I needed.
