How to Get Started Financially

Hey everyone! I am just getting started with REI and am looking for some suggestions on how to get started financially. I am a recent college graduate with several part time/seasonal jobs and not a full time salary which makes it tough to get a traditional bank loan and also have just some, but not a ton of money saved. I am either looking to start with a live-in flip or a small multifamily which I could live in a unit and rent out the other(s). Does anyone have any suggestions on how I could get started financially in my current situation? I really appreciate it!!
