If you have a larger portfolio, are you still self managing?

I wanted to get advice before pitching it and have a solid financing strategy. 

They say if you join their program they will mentor you to help you find land to put under contract with a seller and then find a builder to buy the land and reassign it to the builder.

I have my rent average at 875 not counting the section 8 tenant I have which pays me 1270 a month.

I purchase the land from a local jeweler who I tracked down at his business and asked he was interested in selling.

This beautifully renovated single-story gem features 4 spacious bedrooms and 2 modern bathrooms, all nestled on a sprawling 9,000+ square foot lot in a tranquil cul-de-sac.

If you are looking for cash flow, I would look at a 4-plex.

But unless you get a value-add property, purchasing real estate really doesn't make much sense in this environment?

If the animal is a nuisance or causing damage, you can have it removed.
