Should we set it up as a media room, gym, or furnish it as another bedroom ?

, I’m working at the gym do I not want to work there of course not but I got to keep the lights on I meant that in the Most humblest way .

Another option would be reimbursing them for punch pass to YMCA/small gym etc that has shower facilities if one is nearby.

I kept hearing things on the bigger pockets podcasts about how the money is the easiest part of the deal but didn't truly believe it until I went to a new gym with my girlfriend and met the owner. 

I'd like to learn about your experience.Background on our strategy: Currently looking into a couple of different new townhouse communities off of hwy70 - near restaurants, shopping, and gyms. 

Meanwhile, restaurateurs argue, grocery stores, retail shops, and outdoor gyms are allowed to remain open (with capacity caps in place), and airlines and hotels continue to ferry and house travelers during the holidays.

Does one offer amenities the other doesn't (pool, gym, etc)?

It is the Service Industry (restaurant, nails, dry cleaners, small retail shops, gyms, elective health care etc) that has been severely impacted.  

Most newer developments have clubhouses, gyms, larger common areas, etc.
