I would absolutely LOVE to get together, face-to-face, with a Houston-area investor who can answer actual questions based on my actual situation and help me get a grip on how I might be able to take the next step.

I paid way too much for it (in 2005) so I have come to grips with the fact that it will not appreciate back to that point.  

She doesn't market at all and just doesn't seem to have a good grip on things.

This is something that I have really just came to grips with.  

Those guys are clutching to them with a death grip or selling for non profiting prices.

Seems like you've got a good grip on the deal, but just want to make sure you plan on making this property your primary residence. 

Most of the issues really come from having a firm grip on the town and what their future vision will be.
