Even the single family homes I buy for investment property are nowhere near multifamily as I don't want the cheaper competition right next door, and people who will pay for single family rentals usually want the space and neighborhood, not have all the traffic, noise, etc., from multifamily.

For the toilet, you dont hear the water flushing down the waste drain but the actual flushing mechanism from the toilet, I just dont know if it is coming from the toilet from the master bedroom (farther away from the shared wall, but less walls to go through to make noise in master of other unit) or the main bathroom (opposite issue of master bath).I believe the dog bark is coming through the wall in the basement and then through the floor to the master bedroom.

He really is a great tenant other than not paying on time, he never has people over, no pets, smokes outside, he never makes a lot of noise, he keeps his place cleaner than I keep my own.He's very friendly and likable guy, always is reassuring that he is going to pay and pay the late fee when he gets paid and that he understands "business is business" and he's "not going to let me down".

That said, my other tenant has been sleeping on the couch because she cannot get any sleep in her room.When I attempted to bring this up to the nocturnal noise-maker, she insisted that she is not loud and the other girl likes sleeping on the couch and it's not her fault.
