I felt like I could build a business as a successful agent, piggybacking on the relationships with current clients that I've been nurturing for years, and with some of the capital earned, begin a BRRRR snowball that can pick up speed with partnerships and more success. 

I'll keep at it, one day at a time, and I believe this action step can help me get ahead and possibly speed up the process that leads to success.

I bought my 3 buy and hold properties cash, the benefit is speed of closing, which often means a better price and beating out competition.

Advantage here is I don't have to pursue outside investors and speed of cash access. 

I like more specific results, so detailed analysis is more my speed.

What you lose there you will pick up on cash on cash returns and if executed well you will also be able to grow with more speed.  

According to the Realtor I spoke with, there are 5 people he has on speed dial for when he comes across a deal like what I am looking for, so I need to speedy finding them.  

This client I was offering for was not comfortable with that, but he was going to try and have his inspector, contractor, and himself all see the property on the first showing to speed things up and be ready to have funds in the sellers account in less than two weeks.
