How do you deal with frozen plumbing pipes in your STR?

When you get frozen pipes don’t rush to thaw them.  

@Jessica SchlotterbeckCPAs are not the strongest of the creatures, and they stay away from the permanently frozen areas like Buffalo. ;) The closest I know of is @Dave Holland in Homer. 

and your on the right track to limit your loans on rentals that have 5 year calls.. those types of loans sunk a lot of investors last GFC  when their loans were called and credit was frozen.. lots of perfectly performing properties were lost.

Part of the difficulty in getting a solid answer on this question is it’s winter in Minnesota and the land is frozen and covered in snow.

It's way too easy for a tenant to not have it filled and then you'll have problems with frozen pipes.

Could it be a frozen, but not yet broken water line? 

Here in Dallas homeowners over 65 can have their property taxes frozen, so they dont have to pay them at all.
