A friend of mine just bought 2 foreclosures for mid hundreds in narragansett, put 40k ish into them and has them rented at a small positive cash flow but the values are near 300k for both of them.

It isn’t down to the studs but it is about everything. 96k was the best price but I know all materials are going to be 35k and that is the premium stuff. 96k was for mid grade.
