My question is two fold: 1) any unique or unexpected tips on finding that one market you want to become an expert in and 2) when do you know you are ready to start sending offers? 

The advantage of scale is two fold.

A person that's a bad housekeeper and doesn't make their bed or fold their laundry is not necessarily going to ruin your property.

It folds up to a really small profile and connects via wifi to your network, and blows through pages and can scan both sides in color.
