Just want to get a little more knowledge on the STR in Cape Coral, any STR - regulations that are investor friendly?

Let me know if you have an existing group or interested in forming one in 2025.  

 I'm not opposed to subject to, but my fear is whoever I am taking over the existing mortgage from will not continue making the payments.You make the payments.

I didn't even think to check my local govt on the regulations about rental property.

I own and operate a STR in Detroit and this is the first I'm hearing of this regulation.I'm not convinced it exists.

Borrowers can acquire a primary residence from up to 1-4 units for as low as 5% with conventional, as the regulation was approved last year of November 2023.

You can do this with a simple, one-page addendum, or even a written statement added to the existing lease and signed by you and the tenant.Example:This lease agreement is hereby amended to reflect the change in ownership of the rental property located at 123 Straight Street, Cody, WY 82414.

A cash purchase, added to my portfolio, reduces my levergage ratio on my real estate portfolio, but does not bring it to zero of course as I am not paying off existing low rate mortgages on rentals. 

We are closing on our first South Bend rental property next week, as our local market opportunities have become non-existant unfortunately.  

this has caused significant delays with a cash out refi on an existing rental.
