What we do look at is how much rent we can get each month, how much of an option for the property we think we can get, how much money will be left in the property after we get a loan on it, how much cash flow we will get each month, and how much of a profit we will make when the tenant exercises the option.

@Keivan Darius - this whole thread is great (especially for us newbies) but I'm really interested in those market reports you mentioned and showed a sample of.

Put together a sample deal and then start meeting with potential joint venture partners to get them to fund it.

I provide applicants with a sample form letter and require them to have it completed by a local / current provider. 

Sample sizes of the high or low end of the market can cause extreme swings in the median or average. 

May sound stupid, I am quite green still, but any recommendations on where to find sample contracts to get an idea of what I'll be dealing with?
