There's a term that escapes me that says demand only has to be a little above supply to create very large price increases.

Often in that area you can have an energy audit done for $100 or less where someone comes in with a thermal camera and shows all that places the heat (or ac) are escaping.

Look for wording in contract like "and/or assigns" or this contract is contingent on buyer's partners full inspection of premises or even a finance contingency (true investors would not need to write in escape clauses).

Even if your contract says nothing about the tenant, there may be other escape clauses.
