Everyone I've known locally who's invested successfully in lower end rentals around here and in any sort of volume has treated it as a full time enterprise, whether they start out that way or I think more often, start out doing it part time, usually in addition to full time work, or as an addition to a career as a real estate agent or similar, rather flexible career where they aren't locked into a 9 to 5, 8 to 4, etc type job and IF their rentals prove to be a successful endeavor, they'll then jump into it as a full time business.
