We manage a lot of Class C properties where tenants make it extremely difficult, often impossible, to just access the property as you advise.Joe, enlighten us how you would handle the following:1) Tenant leaves a minor alone in the home to thwart access2) Tenant leaves a vicious dog in the home to thwart access3) Tenant states they have a registered gun and may use it if anyone tries to access the home.

And for there to be a shortage now and not a shortage two years ago we either needed to lose a bunch of housing (I do not think this happened- but enlighten me if I am wrong) or we had to have a bunch of new people...Maybe this is one of those cases of spontaneous organization in the universe?

These deals were interesting obviously because of price point but also because I figured anything closer to GA/AL/LA would be cheaper and not necessarily mean "bad area"Again, I'm not an expert by any means and I'm just trying to learn as much as possible so I appreciate you taking the time to enlighten me!!

I am hoping someone can enlighten me on: 1) the pros/cons of using the same agent 2) what a buyer agent can provide, that I'm not thinking about, that would be worth more than a potential 1-2% discount I could try and work out with the sellers agent3) how I can protect myself if I decide to use the same agent for both the selling/buying of the home4) best approach to reaching out to the listing agent to see what they can offer as a discount - if you've done this in the past - what discount have they given you?
