If you are willing to live in urban areas you may want to talk to a local bank in your market and see if they have any incentives or grant loans for certain areas.  

Another idea for housing economy if you have an office is to rig your office to live in but not sleep in. 

Here's a little background on Tenant situation...has 2 or 3 young kids, an adult sister, an aunt with her male friend and the lessee has a male friend, that all appears to live in the apartment but aren't on the lease.

It's a niche I genuinely enjoy, and that's why I focus exclusively on it.

House hacking, short/mid-term rentals, co-living, sober living, or finding ways to add value are where the best opportunities are right now. 

I recommend you figure out what you want to do, then actually do it to see if you enjoy it, have some skills, etc.

Our standard language states:In the event that Tenants decide they no longer want to live together, ___________ will be considered the primary Tenant to make decisions about modifying or terminating tenancy.

We live well, have a nice house which I built from the ground up and saved 200k off the top. 

I wouldn't buy a home unless I planned to live in it for 4-5 years.$200K is a lot of student debt, but $150K is a really good salary especially if you are just starting out.
