You can start with private money and skip the banks, but for me, having a proven track record of success really put my private lenders at ease and I was able to get loans at great rates and great terms. 

Sometimes that means higher leverage at a higher rate (if there are other opportunities right behind it that make sense to tap into), sometimes that means the lowest rate/cost, sometimes that simply means speed/ease due to urgency of the opportunity. 

I guess it’s the tension of wondering if you’re just going to lose out on too big a chunk of profit by listing it below market value vs.

A lot of sketchy applicants will offer a longer lease to help ease your nerves.
