I understand that the Operating Agreement is an important document, but in a SMLLC that I will form in Wyoming to receive Charging Order Protections, it will only hold/own the KS and MO LLCs, should be a pretty strait forward Operating Agreement... nothing complicated, a boiler plate OP should be OK... like the one that one of these companies should provide or not?

Not sure on the Canadian side but as a dual citizen and having closed a few transactions for Canadian investors state side in Oregon this year, they were pretty amazed at how far their investment went here and how surprisingly strait-forward Foreign National lending is/was even without a SS#.

So, with this scenario I saw alot of landlords go broke in 2008.Now, you can get to the same dire ending, by starting with one house, borrowing the equity, plowing that into another house, always borrowing and buying the max amount you can.

Fastenal and SafeLite are good examples of national credit tenants with hub and spoke location strategies whereby they have multiple smaller locations across a metro area.If the situation is dire you can always put a tenant in month-to-month just to cover the NNN's until a long term tenant comes along.

In my perspective this actually makes the decision making process more complicated.The first baseline assumption is that you and your partner have extremely flexible jobs that would allow you to move anywhere without a dire financial consequence.

I've also figured in property mgmnt @ 10% just in case the current tenant moves on who is doing that for free basically.I would like to try to wholesale this, but the seller isn't in dire straits, just wants to be done with the mgmnt of it.
