There are deals you just have to be patient and be ready to move when you find one!

I figured from the get-go that it would  be more difficult for me as a first-timer without the contacts of a seasoned investor and what you all have said confirms it, but I'm in it for the long haul so I just have to look hard and be patient.

You may have to look for a while and be patient, but these are stable neighborhoods with good potential and rising property values.  

Luckily I had a patient seller...If you are able to find a property that need less than $35k in repairs, the streamlined 203(k) is a good option and will have more lenders willing to work with you.

Dallas/Fort Worth is super hot right now so I don't know if it's time to start looking at another avenue for funds or if I just need to be patient.
