Sounds like a garage/yard sale.I'd probably let the guy move out, sell the place and even without a lien, have my hand out for payment at closing the sale if it took the threat of sending him to jail if unpaid.

Hi everyone, just reading this threat now as I am looking to buy TK rental(s) in the surrounding suburbs for passive income.  

Usually the threat of those charges make them find or borrow the money from somewhere.I have never had a bad check go unpaid, but I don't take a lot of checks.

Not sure exactly what to compare it to, but found the following:3 "shots fired" in past year. 3 "terrorist threats" (what, exactly, constitutes a terrorist threat?!)

I was scheduled to be part of the panel at Monday's night general meeting but it was postponed due to threat of snow.

I didn't bring up the lease as a threat or anything, pretty much to tell him that if he finds it unreasonable he can move, but I guess it could come off as semi aggressive.

Wait for the 'funny money' buyer in a 1031 exchange and then evaluate it based on vaca rental income which is always a threat in the municipality it resides.

As a newbie investor my focus would be on buy and hold properties, so if this becomes a sellers market with the threat of lower mortgage rates and a disinterest in buying homes due to the uncertainty, then that may put my investment strategy in a better position.
