Sounds like a garage/yard sale.I'd probably let the guy move out, sell the place and even without a lien, have my hand out for payment at closing the sale if it took the threat of sending him to jail if unpaid.

Usually the threat of those charges make them find or borrow the money from somewhere.I have never had a bad check go unpaid, but I don't take a lot of checks.
