The biggest issue with ADUs is small units in small count is very expensive development.  

Also, review utility bills, insurance policies, maintenance invoices, and property tax records to cross-check reported expenses.

I am counting that as part of the ROI.

Select a larger area that is at least 30 minutes in each direction. with maybe a hand full of exceptions I am pretty sure you would be hard pressed to find a mix that represents the demographic cross section of this country and therefor a wide range of neighborhoods.

Counted all units and sizes in each town and looked up population.
