My wife and I have been very happy with the cash flow from the investments and really like the folks we're working with, but I may want to start doing something more long term with this money.My thought right now is that I would like to take the 60K (used some of the 100K to consolidate some other debt) and buy a distressed property (for cash... possibly at auction or a HUD home, or REO, probate, driving for dollars, or ...) then move into it, rent out our primary, rehab the cheap place and do a cash out refinance.

Dear BP Indianapolis Real Estate Community,I would be interested to hear if anyone has a view/opinion (pro or con) on this week's article in the Indianapolis Business Journal (see below), which asserts that the neighborhood near/at Capitol Ave & W 16th stands to benefit appreciably based on the recent announcement by IU Health to consolidate some operations near/at Methodist Hospital.

I think you should cancel the vast majority of your credit cards and consolidate into a single card that is used with extreme care.

And one Four Unit for $55k (current debt FHA 203 loan -  $86k) now netting $28.5k in rents before debt service.So consolidated holdings are $110k in debt (no prepayment penalties with either) and netting $40k annually before debt service.
