Real Estate investing is not overly complicated and you can figure it out for yourself if you are motivated. 

Largely we aim for mobile home deals, we've ran into complications and obstacles when dealing with some of the agents so prefer to deal directly with the buyer & seller, but creating a relationship prior as you're recommending could alleviate that for sure. 

The last thing you want is to inadvertently overlook or forget crucial details, potentially leading to complications down the road.

I have never used 1800Accountant, but I have successfully converted their former customers to my practice.They are incredibly expensive, my clients were never sure about what was going on, and they unnecessarily complicated reporting and transaction in order to (in my opinion) make it seem like the clients were getting value for their money.  

For example, MEP plans are not required for permitting, but if you are designing a complicated house, having a MEP plan certainly helps to guide the trades to know exactly how and where to install the fixtures, versus something they have to figure it out impromptu in the field.

So consider how much asset protection means to you and be willing to potentially pay more because you'll have less lending options available to you, the more complicated you make your entity structure.Hope this helps.

I have done most of them in my rentals.One thing to add is that eviction for lawn maintenance is complicated and I wouldn't go that route, because they are still paying you the rent.If you still want to pursue that please consult with an attorney.
