If it took you ten years to save up 300k and you spend that on a property and you make 60,000 a year then it will take you much longer to buy the next one then a doctor who is saving 30k to 40k a month after expenses.This is really situation dependent.

In other words, if this person has 40 rental properties that are underwater, the bank isn't going to want to loan on a personal residence, even if the guy is a doctor with great W2 income.It sounds like the stuff they're asking for is pretty typical - but if you don't think so why not just go with another lender?
