I want it to encompass a variety of RE situations, but not using the "Real Estate" words as that seems to carry a bit of a used car salesmen feel for some reason.

There are still very affluent areas which encompass Detroit, but aren't Detroit.

does anybody have a list of all encompassing 'rules"i have new tennants ( a young couple 23years old) 2 months now they have paid early and all was well i thought,,,, i called them to say i was comming over to trimm a tree out frontit appears they had a new years party and i found numerous cigrette butts on the ground out front and a half smoked jointthis really pissed me off and i told them if i ever found any evidence of drug use again i would evict them this is not a party house it is a quiet residential neighborhood full of families the last thing they want to see is young 20 somethings out front smoking and drinkingi just got a simple free rental agreement off the internet and it does not mention any thing about smoking or drinking but their rental application said no smoking and they swear they made their friends smoke out side because they dont like it and they did not know who was out front smoking pot on newyears (yeah right)i guess i need to hit them with a detailed list of the rules,, i dont want a thrashed party house ,, we spent a lot of $ making the place nice :cry: :cry:

This area encompasses over 20 counties in Georgia.There are commutes to Atlanta for workers but there are many corporate jobs within each county and city themselves.For house rentals I would try and give J a call to get some market demographics.

I was skeptical at first, but it has worked like a charm this year.

But old houses are really only good if they are located in a community with historic charm, like the beach communities dotting the California coast, or a nice old city like Orange, Pasadena, etc. 

I sold my first one to Shep of southern charm for 350k 4 or so years ago now the same homes i am building are selling for no less than 550k per door.. so some pretty substantial gains.. were cash flow while i get it .. just is not going to get you that bang that nice appreciation can..
