Then after that split is taken out, we pay income taxes to Uncle Sam, errors and omissions insurance (in case there's a lawsuit), Realtor's Association dues, MLS fees (so you can look at properties on Zillow), monthly technology/desk fees to our broker, health insurance, car insurance, gas, maintenance, clothing, computer, cell phone, software, marketing, etc.

And not just email communication, phone, if they call, answer.

My real estate agent, who has a long prior career history in construction, seems to be happy with both the properties and has inspected them in detail and also been under the crawl space noting new plumbing, electrical and foundation sister-in-law beams too.As mentioned it is looking very likely the current buyer will not meet the closing deadline at which point I am next in line and have got price agreed with the back up after a few phone calls today. 

I just setup a phone number to track my letter responses last month so I should have more accurate response rates in a few months.

My advise would be to do more phone calls to past job references and living situations and ask open ended questions.
