Most of the time when investors drive up the price, it is all for appreciation of the equity, by creating buzz and getting more people interested in the area, pushing up the comps, then selling within two years.

I wanted to know if you think the MLS is the best way to find deals nowadays or if you would recommend that newbies look on craigslist or For Sale Buyer Owner (FSBOs)?

I think you can find a CD player for like $20 nowadays, cheaper if you buy off Craigslist.

And once married, seems like nowadays the engagement ring is simply a status symbol, so I opt to no engagement ring and wear a solid band (yellow gold or white gold depending on my outfit) when I choose to wear a ring at all...it's just not important to either of us what others think. 

How do you use them in your real estate buzz ?

Just seems like I haven't heard as much buzz about it as much as other places. 

Alright, so the buzz around 4 plexes and house hacking has caught my interest.

Beware I may be a little buzzed.

So, while months ago that price would be a stretch, nowadays the seller will likely get it.

You have to get buzzed in.
