Back when I was doing multifamily brokerage we occasionally came across some great deals on LoopNet that were posted by brokers who severely under-priced them.

We plan to market it as a STR, and occasionally use it for ourselves (we know it needs to be less than 14 days/year for tax purposes).

Don't get me wrong, I have to communicate with my tenants, have my plumber stop by occasionally, but as a whole the property is in great condition and doesn't bring me headaches.I want to purchase another double in the area but be a bit more firm in getting a property for the price that has a better cash flow.....now I just need to find out where to come up with a 20% down payment!!

From what I have read though if you employ solar and wind power generators then you are pretty much set, because if its not sunny then its likely stormy which means more wind :)Basically the civilization systems include everything you need to live a civilized life on an island, are completely self sufficient (you could remove the generator if you didn't mind the occasional black out), and again not as expensive as one would think, especially with the "go green" attitude really coming into play now a days, you may even start to see these kinds of systems becoming available to the rural population, and as economics dictates, the more widely available something becomes, the lower the price tends to be.Just thought I would throw what I know about islands out there for everyone.

With cash, and with banks I've dealt with before (nearly all of them), on an asking price of 79K I would usually be looking at 67-69K, though I occasionally do a bit better than that maybe 20% of the time.

In my experience they have 1 manager who is a truly knowledgeable individual and he disseminates maybe 5% of his knowledge to the high school kids who work there because he hates his job and hates all the n00bs that work there. With that said, there are occasionally a few good people that work there, but they never stay long because they realize what I just said is all to true and can make more money helping their friends and family on an as needed basis.
