The best advice I can give to passive investors who are interested in looking outside their local areas and like the idea of a Turnkey investment is to be patient.  

I have totally given up on Quickbooks though it remains the best accounting software for the non CPA type 

I have the same idea as you and I think thats the best, most reasonable way.
