Yes, you can beef up these homes to serve as hardened rentals, but still -- unless the place was built the place to commercial specs to begin with AND is new or almost-new, this is something you need to worry about.You have a largely unenforceable plumbing provision in your lease, as you now find.

@Rich AcriHi Rich,In my opinion cats make way better tenants than dogs because:-- they self clean (no stink rubbing off inside the unit), -- self bury their "by-products" (no STINK outside the unit),-- do not bark all day (no annoying noises to annoy neighbors who will call you to complain),-- use a litter box (less likely to have floor damage than dogs); and -- "There are no Pit Cats--Only Pet Cats" (unlikely to eat the neighbors children and cause a legal issue for the property owner).As long as they are fixed (there are low cost Cat fix Clinics in most areas) they tend to not spray the walls.Good Luck!

This is not to imply that Cleveland is not a good market for Cleveland investors, that Cleveland does not have a low cost of entry (a result of long term horrendous appreciation), or produce a good/great initial cash flow (a by-product of its poor expectation for appreciation and rent growth as well as other risks including declining population).

I did not read all the comments, but the seller has no liability......you assigned your purchase contract so you are Out of that contract with the seller now....your beef/any action is with the buyer and depends on your assignment contract with them.
