Athens is a great small city with a lot of atmosphere and school spirit to say the least.

So, it would be your choice, as a well-positioned landlord in a bad neighborhood, if you want to follow best practices and create an atmosphere that put the wheels of neighborhood restoration in motion.

It just pisses people off, and creates an adversarial rather than collaborative atmosphere, more than anything.Frankly, I think the wiser model is just to offer the real price up front.

I think much depends on the market; for example, I'm not a huge fan of regulation, but my local market is virtually unregulated in regards to contractors, which tends to create a very "buyer beware" atmosphere.

UT Austin doesn't have a river or the atmosphere that can draw students like it does at Texas State.

I provide all that in an atmosphere like Hugh Hefner would provide if he were to decorate a place for refinery contractors. 

What is the renting atmosphere around these bases?
