And make sure that all items necessary for you to get the best rate possible from your carrier (like 4 point inspections, roof attachment points, pool enclosures etc) are present or available.One nasty little factor that can't be helped is that every time you buy a property for more than than last owner paid - you will have a tax bump due to re-assessment.

The reality is that every market has a hand full of agents who personally do 50+ deals a year and have done that for a decade, compared to the average agent, who is in business less than 2 years and has done maybe a dozen deals in their career.Experience matters when things go sideways.

On average the best efficiency one could realistically strive for is 200 doors per PM, so we are talking a couple dozen or so PM's on staff.
