This is a no brained. 1650 rent on an asset worth 300k is a terrible loan to value ratio

If that's the case, BRRRR is a no brainer and the interest payments are leveraged for greater cash flow.

If your wife is willing to be on board with it, I think it's a no-brainer and mitigates a lot of the risk on your first few sets of deals.

There is not really a no money down model persay that works in the real world of investing

The former 1031 exchanged the fourplex into something closer to her new residence; the latter, got a no hustle, yet good investment (as compared to everything else on MB).

But on a no money down investment, that seems pretty good.
