I prefer to self manage even with the aggravation 

Ryan, all i can say to you about this is that having survived the crash and a few years of lawyer aggravation, there is no way in the world I will ever hold even a book of matches in my own name.

I also think they get aggravated by my constant requests to look up properties (only to find they are already under contract).

I love their slide bars and adjustability on the back end, but usually don't make it that far due to said aggravations.

"Talking" about late payments is a complete waste of time and source of ongoing aggravation.

A house that will obviously be aggravating to maintain (huge lot maybe, or lots of grass on hills that needs cutting) will be tough to rent.

The cost and aggravation of getting rid off of them if they get back to their old familiar ways will outweigh the rent. 

When I looked into these older multifamily deals (even the one you posted) and run the numbers, plus the aggravation of running these lower class properties, I prefer SFH's in B areas and C+.My model is the BRRRR and suits my target numbers which is more than 12% CoC ROI. 

That is too much aggravation.
