If you're wondering, I'm a defense contractor but my skills and interests reach well beyond what the DoD has taught me.

We closed a few deals but its very tough.. the skill set is that of a private detective.. and then being able to close the deals..

So, I'd encourage you to pursue business acquisition if you have the skills to manage managers.

In my eyes, it's fair as even though I'm fronting the capital, the split in equity is worth it as it gives me more time to run my other business, plus we can do things faster with two of us, plus at this point of my REI journey, I don't have the skills/experience (yet) that he does with the construction side and for him, he values not having to manage the finances.  

I love hosting and have tremendous passion and attention to detail with property management that seems incredibly hard to find those sorts of proactive skills in people when looking to hire for my own rentals. 

With a background as a Navy Supply Corps Officer, where I developed strong skills in leadership, project management, and financial operations, I am now dedicated to using these skills to make a meaningful impact in the real estate industry.

But at least I brought in a partner for the flip who had done those locally, in CA, and was also a financial/accounting professional - experience and skills I lacked.

Just like everything else in life, get started, keep honing those skills (i.e. keep reading, keep learning, keep attending the meetups) and watch yourself get better and better witch each property you buy.I hope this helps and good luck on your real estate journey!
