@William Dolinko bigger pockets has a hard money lender directory, plus there are some large national lenders as well.

McDonalds Hamburgers and Keller Williams Realty, etc have done ok. 

About 60 hours and $2.5k in Alabama.Keller Williams is a great place to ‘hang’ your license nationally.

@William Henze I'm curious to hear other responses from more experienced folks, but I did something similar and bought a duplex in Tennessee from a bank that was occupied.
