@Sean O'Keefe not sure about KS or CA, but in VA as long as you are a broker you can have an unlicensed person act as a property manager on your behalf as long as they are your employee.

Include details such as the type of loan (conventional, FHA, VA) and the maximum interest rate acceptable to the buyer.- Home Inspection Contingency: Include a clause allowing the buyer to conduct a professional home inspection within a specified timeframe.

@Trey Campagna without knowing much about your situation I'd say the first thing to do is to use a VA loan to buy a primary residence with as little money down as possible and the lowest interest rate available.

Take great care of your VA's and they will be very loyal and work hard for you.

But it certainly takes time (and costs add up too, with each skip and time spent on the phone with each prospect, or paid to VA to do it for you).

Our first DEEP value add multifamily project here in Radford, VA just stabilized and refinanced out of the 12 month construction loan. 6 unit apartment building all 2x1 near Radford Campus.

We would use 5-10 for some repairs in the condo we are currently living in and then rent it out and house hack another condo with a VA loan.
