I’m James Goodlett.Brand new to the REI game.Only real experience is the purchase of my home that has since been converted to a rental property.I’m trying my hand at investing as a potential follow on career path.Once upon a time I grew up in KS, but when stateside I’ve lived primarily in TN and AL for the last twenty years.My goals in REI are to simply offset my pending retirement check without being tied to anyone’s whim but mine.I fully understand that work is involved in being successful in this endeavor.BiggerPockets was a recommended source for information and networking.

Should I purchase multiple condos with my own cash or should I purchase more while leveraging with the banks (day a 25% down payment each time).Positive cash for is important for me because I still want to live off of the passive income.But can we still achieve the same positive cash flow by purchasing, for example, twenty condos with 25% down or is it better just to purchase around right if then cash (to guarantee my passive income)?

I had a twenty minute conversation with the guy about whether or not each of the three units were metered separately, then I sent him an email that yes, the three different units each had their own electric meters, then I talked to him on the phone about it for another 20 minutes where I specified that yes, three units, three meters, one for each) then they guy tried to tell me that FHA does not approve ANY multi-unit properties (again BULL.)
