there is a foreclosure asking for 89k with 2100 sqft with some some cosmetic touch ups needed to be doneOn the same street there is a house asking for 174k with 2065 sqftAnd there is one more that just sold for 75k and is estimated to go for 165 when all said and done with 1756 sqftWould it be wise to look into the forclosure?

A typical vacancy period costs an investor several thousand dollars in lost rental income, mortgage payments, touch up painting, yard maintenance, utilities, etc.Your goal should be setting a rental rate that is in line with market rents but encourages the tenant to stay for multiple years in order to minimize vacancies.Our philosophy is to set the rents ever so slightly below market rents.

Right now, I have a 3000 square foot house that is 100 years old and needs sprinklers installed, some shrubs planted, cleaning throughout, touch up paint only where it needs doing, snaking out drain lines, fixing some broken windows, etc. etc.
