I think Rarebird would be doing their members a big service to invite one of the Department of Real Estate enforcement officers to a meeting and explain what is legal and what is not.. and same with someone from the CCB...Having gone toe to toe with those folks and losing  .. and the division of corporate securities and paying fine.Oregon is  tough place to do this the way all the rest of the wholesalers work through out the country.. 

I agree with Mike - I think it depends on the exit strategy.It feels very tight for a flip, even using Subject-To to finance it.It might be a good rental  or seller financed opportunity.   

My response to their question is always truthful: We manage this place professionally with credit checks and employment verification.

I hear that verification of employment salary is almost impossible from these companies and, if we as a landlord, call the company.Want to do credit check, eviction, criminal etc (as have kids on site and am only asking 1.5 month dep) and so many people are saying their reports came back clean but then they found out things after the rental went bad.Seems ridiculous that someone hasn't cornered the market with an honest reporting company with such an important requirement.Thx

I am a new member to to BiggerPockets community in Jacksonville, NC.

I wanted to to have idea of what buyers considered.

We were getting a bit anxious and final told an applicant we would move forward with him (but have not signed any paperwork, I'm currently doing verification of his info).

I would recommend to to have atleast 20-25% downpayment since it will be way cheaper to refinance from fha to use another fha loan.

Initially they were finding deals (whether they knew it or not), but lately there are more and more properties being sold at prices they really do not justify {but they look like a steal compared to TO}.  

Who do I go to to ask or protect myself.Thanks
