@Kurt Lehecka - Not sure what your budget is but I like the bird street area (below Lovers Ln and west of Inwood Rd) and Old Lake Highlands.

If you are near a major course and get golfers, I can see this as a major addition.If you are on a lake or in the mountains, maybe not so much.

I grew up in CA and decided to move and invest in Reno, NV because of it's proximity to CA and Lake Tahoe, job growth/population growth market dynamics, taxes do not reassess on the sale, no state income tax, much more landlord friendly, etc. 

Hard to believe that many didn't underwrite the deals better.I guess it can be missed but you gotta account for "Black Swan" event's Jamie Dimon style like the current interest rate fiasco.7 years fixed is no where near as 30 years fixed...Now the pants are down ehhh 🤷‍♂️ I would argue this was not a black swan event.

My 38 owns 11 houses in Salt Lake City, Utah.

Purchase price: $230,000 Cash invested: $50,000 2 Bed 2 Bath Condo with attached 2 Car Garage in Walled Lake city center.

We own LTRs in Redding and Shasta Lake and have lived in this area most of our lives.

I could really use some guidance on how to approach this.To provide some context, the building is in a premium location, with easy access to lakes, restaurants, bars, grocery stores, and public transportation.
