You can go to my BP profile and see the posts I have shared, I made a side-by-side comparison of PDC and Tulum, they both have pros and cons, and it all depends on your needs/wants and expectations. 

I found the property on craigslist so that should give you an indication of how long ago that was .. 2006 - about the age of my profile picture : hahahahaAt the time I had a total of $15,000 cash.

What recommendations would you have given my financial profile?

The fact that this was my tenant profile was because of my CHOICES aka "control" I had over the investments.

I understand I cannot look back, but my experience creates a lower-risk profile for investing out of my local area than a true newbie investor.
