Stone foundations, cast iron sewer main stacks, & outdated electrical systems (knob & tube) are a few things to watch for.

Now, I’ve heard conflicting stories but it seems once you apprise S8 that you’re evicting, the move out date is imminent whether the tenant is still there or not.

When you have an older outdated bathroom, converting it to new and modern will most likely increase your property value (forced appreciation).

@Dilini Peiris I am not an attorney but I would want a signed addendum instead of just crossing out dates on an already signed contract. 

Or are we in a totally different market that 2013 BP shows are kinda outdated?

Do both and take pictures if something looks outdated, damaged, or dangerous.

Even if the owner tells you otherwise, you should still assume that all of the units require a rehab because:-If it’s Mom and Pop kind of owners, their definition of “Updated” is outdated!

The tenant is now asking for me to perform a move out inspection on their move out date and basically give them two weeks of free rent so that they can have time to remedy any repairs we find.

Both units are decent unit 1 and 2 need a light rehab just a lil outdated so i will be doing renovations after the leases end so i can get a higher appraised value in august with new rent rolls and the light rehab changes zillow and redfin says i can get 215k max im hoping i can get the value up to 250k by the time im ready to cash out refinance with inflation and low supply and moderate to higher demand im hoping the market keeps appreciation. i got a hard money loan for this duplex it was my only option as i graduated highschool in june of 2018 and went to trade school in sept 2018-  november of 2019 i started working shortly after and in march of 2020 i got laid off.

And its not terrible either, just an out dated hoarder home.
