Not looking for a fight, just thought I'd give my two cents from a casual observer for whatever it's worth.

Can you go and just observe without having to register and have cash on hand?

In fact, from my limited observation, procrastination seems to be fairly ubiquitous in our society.

When i go to meetings and observe, some investors clearly state that they re DIY types and don't like having too many expenses.

I believe me stating in the post "it's perfect for college students" is not necessarily an indication of preference, but merely an observation based on one individuals opinion.

A few observations or thoughts I have after running number on deals as they pop are as follows. 

I have attended a couple of sales in the past (2-3 years ago) to observe and found it very interesting. 

My observation/learning period of real estate occurred in some very specific neighborhoods of Baltimore.
