Pay attention to how long you are on Facebook or Instagram.

Search them by email and phone number on Facebook/Instagram (some people have dual accounts attached to each).If they have a position that would require a work email you can run their name and company website through a tool such as hunter.io or voilanorbert.com and for a very small fee you can ping their servers to see if they have company email address.Simplest screening step was already mentioned... rent to income ratio.

By staying in front of them, you'll stay top of mind and brand yourself in the space.Have you considered other platforms like FaceBook and Instagram?

Every market is different, so I wouldn't rely on someone else's conversion statistics.Facebook/Instagram ads is a good platform once you learn how to use it.

STOP being cool...stop eating out, stop spending money on Instagram worthy vacations. 

And not having a consistent marketing system is like not watering your garden - the potential is all there but a lot of will wither away if it doesn't get tended to and you'll find yourself re-planting again.For #1, if I were starting out now I would be looking at some new ways of marketing, esp. developing a presence and positioning myself as an active agent and a guide to buyers and sellers via Instagram and Facebook.
