What happened to the days of just buy an investment work your tail off and save and buy another one.

Having something like that happen can certainly throw your world into a tail spin and now that the storm has passed he is likely stable again.

I went back to Oregon with my tail between my legs no way to compete.. then took our 54 home portfolio and sold it to these same companies 18 months later for better than 50% COC return.. but they still got good buys.. it was bound to happen.. coming out of the GFC.homes were selling for as little as 25% of replacement costs.. now at least they are back up to about replacement costs.the mid west though existing inventory that gets recycled to buy hold investors is still selling at below replacement costs.

What finally got me to get off my tail was COVID.

I think that I could do a whole-tail and  put the property back on market for close to market value with little to no work.

I'm looking for the next growing area in STL  - the Grove seems too expensive, Shaw seems like its on the tail end of its boom, anyone know anything about DeBaliviere Place (I know WASHU had a redevelopment program in place for this area and some other areas around delmar) or other areas with potential?

You want to make sure you are not "whole-tailing" .

I learned a lesson some time ago of riding the coat tail of the 2% and it has never failed me, or the 2% as they seem to always be in the know on whats coming.
