Offer to sit open houses for agents (you can do this through your state Workplace group), attend eXp’s virtual and live training & networking events and of course work with your Mentor who should be able to best guide you.  

A great way to network and meet people in your local community is to attend in person meet ups.

This weekend I was lucky enough to attend an MFIN - Multi Family Investor Network - conference here in Colorado and see BiggerPockets CEO @Scott Trench share the stage with @Ben Suttles and @Feras Moussa talking about the future of real estate investing, plus a number of other keynote presentations and informative breakout sessions.

Hey Scott,I took the TT intro course, bought the training, and attended one of their three-day workshops.Prior to enrolling, I searched for lien/deed training courses and TT has an excellent SEO manager, so I ended up going that route. 

The auction I attended was for Gwinnett County in Georgia, which includes Auburn, Lawrenceville, Berkeley Lake, Buford, Dacula, Duluth, Grayson, Lilburn, Loganville, Norcross, Peachtree Corners, Snellville, Sugar Hill, and Suwanee.

The amount of time required to attend court hearings etc. is big.   

My partners and I have been running a real estate meetup for the past two years, and you are more than welcome to attend.

A good property manager can handle tenant issues and reduce your hands-on involvement.Building a Network: While you don’t currently have local connections, networking with other investors, attending real estate meetups, or joining online communities can provide valuable insights and opportunities.The next steps depend on your financing options, preferred markets, and whether you’re willing to manage tenants directly or prefer to stay hands-off.
