Justin Metzler Do tenants demand low-e windows and is it worth the cost?
20 November 2013 | 29 replies
The triple-glazed version also provided us with more options for exposure specific glazings which allowed us to increase the solar performance of windows where it made sense. While it was possible to calculate a payback of ~4 years based on the difference in energy efficiency ratings between the two windows, it will be hard to measure this delta given the other measures taken to improve the building envelope. You are correct, that given current energy costs, the additional $35/window likely cannot be justified on a 1-5yr payback.

Simultaneously I was reading about the business model of insurance companies (not sure why), from what I understand, An insurance company will charge monthly premiums from customers (using some mathematical model involving risk quantification to determine a premium) and make payouts to legitimate claims, Ideally there is a positive delta between the total premiums charged and the sum of all the claims paid out, That is the company’s profit.

Stephen Roberts Indicators of bank reserve value for auction?
3 January 2015 | 8 replies
Once the borrower defaults and the property goes REO, I'd expect the bank just writes-off the mortgage value and writes-in the current appraised market value (the delta is them truing up their financial position for stockholders).
Kevin C. Prefab Shower vs Tile - Student Off Campus House
22 January 2015 | 28 replies
We use 3-piece (tub, sidewall, roof) tubs (Maxx, Mirolene) in all our student housing ... along with a Delta, low-flow shower kit (1.5 gpm, but you cannot tell the difference between it and the 2.5 gpm version).Students are not attentive enough to cleaning for tile ... your grout will be farming before the academic year is up.

Account Closed  one last word on this .. then I have to go pack as I head off to my east coast markets.I ran into a group 6 indivduals that drank this cool laid of paying market for properties so seller would sell to them sub too.. save them commission just like you stated.so they then lease optioned or sold on contract the homes once they title to them.. well the homes had little to no equity. but hey would make about 200 on the delta between what a sub prime borrower and the sellers mortgage all in was.well they did about 40 of these .. so it was going good making 8k a month.. but then the first one failed.. renter or buyer quit paying.. then the next one then the next one.. to the point they were negative cash flow.. and since they never really made any money on the homes and they were not very well capitalize to begin with .. it only took about 6 months and they were in trouble. they could not pay the senior debt.. so they start defaulting..
