Your best bet is to list it in the open market (MLS) with a local agent, with the option of furnished or not, and be prepared to have to clear it out should a buyer not be interested in your personal items. 

In both notices, they alleged that they served you with the respective document at (the address you provided the court in the Summons.)While the Clerk clearly accepted these documents, I see no record of any proof of service/certificate of mailing entered into the case for them.The only other thing - the last item - I see is, another week later, DEFENDANT’S EMERGENCY MOTION TO VACATE THE FINAL JUDGMENT AND WRIT OF POSSESSION, which, to me, reads like a poor attempt to show their client that they did something (from what I can tell, the allegation that the tenant vacated a week before you obtained the final judgement should be the grounds to justify vacating the judgment now.)The Court said nothing to either of these 3 filings by the law firm - according to the public records I see.Seems like the horse was out of the barn when that LLC (the law firm) entered the case, but, again, I am not a lawyer.

It's all about balance and attention to detail, from the big-ticket items like kitchens and bathrooms to the smaller aspects like layout and functionality.Your example from "Flip or Flop" is spot on—what works in one market doesn't necessarily translate to another, and understanding those nuances is key.

Also eliminates many Walk Through items if they were waived in the inspection,  so can't become last minute issues.   

Reminder too that once you get more properties under your belt and begin having a bigger real estate investor portfolio your file begins to get more complicated and even a simply loan like DSCR sometimes may ask to prove other items.

If there is no mortgage payment at present, escrow items are not added back in the above explanation.It's more nuanced than this and there are many exceptions/caveats, but this gives a high-level explanation. 

Owners are ok, not happy lol but ok with paying for items and issues, just want to understand what's going on. 

I would say about $8k average, sometimes reaching towards $20k depending on length of run and the difficulty of tie-in to the City main.I would not, as a buyer, wnat to take a chance on this..even if they are working well now, it is a ticking time bomb and a large expense.So I would wrap your head around the concept of offering a credit towards this item.
