Planning on adding: -fireplace (personal want, maybe not the best for investment) -Planning a kitchen update and remodel -Aesthetics throughout the house-More hardwood floors Lessons learned?

The cabinets, bathrooms, and common room walls are all in okay shape but there are some aesthetic issues and potential demo needed everywhere else.I have no idea on the piping, gas and electric in the home for it has sat unused for years (who can I turn to evaluate this on a budget?)

Cheap, has an option for an attached pad for noise if on a second level and above and as far as aesthetics go, it's by far the best. $0.79 for it without the pad, $1.79 with.

Have you found a favorite brand and line of carpet (or a few) that blend all those attributes?
Would like to have a standardized carpet for replacements...don't have one now.

Got a room that doesn’t have a door on it and when looking at the setup I thought a barn door might work best for space and aesthetics, but in always wanting to tenant proof a house I was wondering what others would think on using one?

Not clear on what your question is but if you're asking how to control the continuity of design aesthetics with multiple builders in the same communtiy then as the developer you would set the architectural design and review process.

Wondering if anyone can help determine value of smooth coating, which would to bring it up to the aesthetic standards of our surrounds? 

I saw my HOA rules and it is clearly states that if there is an efficiency loss then architectural committee should consider and should approve the plan.My house is facing south so I have to put the solar panel in my front or worst come basis I should put it west facing but when I approached HOA they abruptly rejected it by saying it should not have street facing or street side facing for aesthetic purpose. 

I think the other blessing in disguise is that we haven't put very many cosmetic/aesthetic upgrades into this house.
